Make the end result a win win. Something like I enjoy is working together and value this friendship so much I am worried that us continuing to live together may effect it.
You can tell them it is time for you to make a change in your living situation. You do not have to provide the reasons, just that you want to make a change. Give them a fair and legal amount of time to find a new place and wish them well.
