You should start with a very calm and well thought out reasons for the break up. You could write down the reasons for wanting the break up and this will help navigate the conversation and stay focused on the topics that are important. If you both agree the next step would be making decisions of who moves out and who stays. What items will each person keep, any finances that you are both tied to determine who will keep making the payments. Remove the person from the leasing contract to remove liability. Overall if possible remain respectful with each other.
